Niraamaya Retreat, Kumarakom - Experience of Opulence

Niraamaya Retreat--a resort complex in Kumarakom, Kerala--demonstrates a boutique architectural experience of opulence connecting strongly with the surrounding landscape, through an appropriate balance of contemporary design and traditional elements. Spread across seven acres, the resort abuts the Vembanad Lake with a 160m shoreline, complimented by views of the lush green surroundings.

Niraamaya Retreat BMR

The design approach for Niraamaya Retreat builds upon the celebrated backwaters, integrating the biosystem to create a holistic spatial as well as aesthetic experience tying together the built spaces. The 27-key luxury resort consists of independent cottages, a spa and wellness center, treatment rooms, a bar, yoga pavilions, a pool and gym, meeting rooms, and an amphitheater. The spatial program has been interpreted to create a cohesive design scheme that provides a variety of views, vistas, and levels of solitude, in tune with the function of each space.

Site Planning

The visitor is welcomed into an intimate structure facing a landscaped court. From here, a grand flight of stairs leads the visitor to a voluminous reception under the sloping roof. This frames the visitor’s first view of the lake from the property. 27 keys housed in over 7 acres of land, resulting in low ground coverage, allows for an abundance of landscaping and experience of green.

The villas are intimately connected to the lake, with two out of three keys directly overlooking the lake. Each villa at the ground level, commands a significant secluded landscaped foreground that can be enjoyed by the occupant. Privacy is achieved by the careful placement of fenestration, and landscaped visual barriers.

The Naked House: Unravelling The State of Spatial Nakedness

Every now and then, an architect meets a project that makes him/her pause and think. To question every sinew of design ethos adopted so far and to introspect what's learnt to unravel the unlearnt. The Naked House in Bengaluru has been one such project.

Concept of ‘The Naked House:

To represent a monotone ensemble across all surfaces, the design team unanimously agreed upon adopting the color grey. Grey represents a sense of muteness, of being unbiased, neither warm nor cold and works as a perfect contrast for every other material. To achieve the correct shade of grey for each of the surfaces; be it the floor or the walls or the ceiling or the furniture- the design team had to undergo a rigorous sampling process. If there ever was an architect’s version of “50 shades of grey”, then this would be it.

The endeavour at each stage was to resist every other design application and stick to the rooted concept of nakedness. To begin with, the team identified each of the partition walls that were rendering the rooms small. The designers opened up all walls and retained only those which are absolutely necessary. This allowed a fluidic nature of designing.

Client Brief:

The clients are a young NRI family settled in the US. They desired to revamp their old family home in Bengaluru and convert it as a holiday home. They intended that the home exudes a sense of novelty that is distinct from their everyday home and renders it a perfect holiday home vibe. Apart from it being their home during holidays, they wanted to let the house out for homestays during the rest of the year. A home that is minimalist, unique, cost-effective and cozy.

Design Approach:

A brief so specific, the team had to have a definite approach to design. The space had to be a getaway from the urban jungle homes. Since the house will host many guests during their homestay visits apart from the family, it had to steer clear from reflecting a distinguishable design taste and rather be an open palette that welcomes all kinds of guests.

Foyer:

As we enter the house, the monotony of the space is seen immediately. An in-situ seating snugs to the curved wall flanking the adjacent open kitchen. The foyer and the open kitchen are enveloped in a beige-colored lime plaster that adds a contrast to the overall grey palette.

Living Room:

The living room is a sparsely populated space bereft of all embellishments that we see in a usual living space. One side has a series of long racks stacked up in clean horizontal lines. The wooden racks are supported by slim steel bars. These racks house the client’s book collection and curios picked up from across the world. Along the same wall is a custom-made couch. On the opposite side is a cast-in-situ tv unit that rises from the floor in a seamless fashion. This meanders onto the adjacent wall to be a part of the wooden-slit crockery unit.

Open Kitchen:

The kitchen is a fully equipped kitchen that amalgamates within the decor. Oakwood finish shutters make the under-counter space that serves as a natural contrast to the beige floor. The counter is a C- shaped one that ends in a cantilevered form. This cantilever serves as the breakfast ledge for dining. The backsplash is again an in-situ terrazzo dado wall.

Master Bedroom:

The master bedroom is again a minimalist one. A re-purposed wooden log acts as the headboard of the lime plastered box bed. The flooring is rustic white hardwood. The bedroom opens into the garden. The room has been designed so as to enjoy the view while resting. The wardrobe shutters comprise of linen fabric sandwiched within glass panels.

Bedroom 2:

A fluted glass panel and door makes up one part of the bedroom wall. These fluted glass panels are visible from the Kitchen zone too. The work desk is a quaint little corner within the room. Made of wood, this is a perfect working zone for all remotely working professionals. On the other side, is the standalone bed with wooden strips as back panel. The wardrobe in this room is a compact one which allows luggage to stack within it.

Washrooms:

This language of the project runs into the washrooms too. Lime plaster is sealed with a hardener substrate to ensure it withstands water and chemicals.

Back Garden:

This is the highlight of the project around which the house has been planned. The living and master bedroom opens completely into the garden space. The garden is a finely curated space with native trees, floral canopies, and a cozy bistro space to enjoy the morning coffee.

 ‎

The whole project is something that needs to be experienced and not just visually. It is so stark and yet cozy. It is a space that grows on you and with you.

A Hut House with All The Sufi Feels

Completed in four months, the resort has been designed & developed with an objective to create a visible link between the two rigid boundaries, i.e., saintly feel and luxury.

Ar. Bhuwan Chand Kapur has recently accomplished a project Dayal Bagh Ansal Cottage in Lucknow. It’s a resort comprising a group of luxury cottages where his expertise was vital to produce a juxtaposition of the two ends of social structure – rural look with latest amenities. Incensed with nature, blending various features of wood – both internally as well as externally, the huts represent the amalgamation of a saint’s ambient with all the modern facilities.

Challenges

Turning his client’s imagination into such a masterpiece with extensive use of wood, the design and layout of this resort successfully create an environment that fosters the needed close connect without missing nature. Located on Amar Shaheed Path & Lucknow-Sultanpur Highway, the structure exudes an energy that nurtures and rejuvenates the guests/inhabitants with renewed vigour.

Design & Architecture

The architect took extra care to establish the rural look using Sheesham wood while cladding the ceiling and interiors. He successfully integrated the modern household needs in a hut house, fulfilling the design objectivity.

The wood, when used extensively in the building, brings the rural touch along with a look resembling traditional old-fashioned dwelling sporting a saintly meditative feel. But the option to extensively use wood isn’t economical, especially with respect to the sanctioned budget. Considering the factors like costs and availability, the team went for the cheap and best option - Sheesham wood, used in the ceiling for a raft hut finish in rustic surface feel. Complete furniture – each & every including bed, desk and wardrobe – have been made with Sheesham wood. To give a more rural and warm feeling, the hut got painted in terracotta mixed with hay to produce a rural textured finish.

Their vision is to design spaces that would evolve into art, enriching people's lives inhabiting them.

Projects:

Timber Rhyme - A Project with the Vision, Craft of the Traditional Curves

Wood-art has been an integral part of Indian history. The design explored conventional limitations of the material sold by the client, veneers and plywood, and its protagonist role in a conversation that has existed in the ancient past as well. 'Timber Rhyme' occupies the first storey of a retail shop in a market complex, Chandigarh. The challenge was to invite a walk through the existing 71' by 18' linear block as one enters from the rear end. The key idea is a by-product of this concern, an elemental ribbon that can be the subject of a conversation while being a facilitator of the same, a converse. As plywood-carpentry meets its entropic spiral, 'Timber rhyme' hopes to create an opportunity to reimagine the craft of the traditional curves as an inexhaustible source of inspiration for the next generation of torchbearers of intricate carvings.

Metal Silhouettes Create Another Fluted Layer that Acts like a Balcony Fence and Facade Element Together- Meltcrete

This project is a commercial building owning a major focus on being leased out for offices or display centres in the corporate arena and was diabolic to keep the costs low; second, allowing the area a landmark. Located in Sec-82 Mohali. It was a demanding job to do a south-west facing plot into something that lets happy vibes to everything and everybody around and is such a stand that inspires the projects in the prenatal state to be of a statute similar, thus, bringing class and pep to the otherwise mundane - grey - bland - boxes. Confirming the local building norms, it is an open plan with fixed height, which leaves the designer with the facade to romance with. Meltcrete uses a series of curves more like a melting structure and creates an illusion of a taller structure. It subtly expresses concrete poetry in a subtle way for an office space row plot. Something which was started by Corbusier. The concrete was used as a primary material for the facade.

A House Playing Around Nature and day-to-day Activities and Occupants

Facing a highway on a Peripheral of Sector-4 Panchkula, House 91/4 is a corner plot in an urban row house. In all, the architecture eclecticism has been carried out to enhance the transitional relationship of space in a calm and serene yet playing boldly at a focal location, to derive the balance between soul and silence of the space, generating a homely yet ecstatic look of overall feel thereby satisfying the client’s taste and artistic nature of architects. The Client being a hotelier wanted a house to be built for a small family of four. Having multiple hotels, most of the socialising activities were to be organised out of the house. The client wanted to keep the house private focusing on day-to-day activities of the occupants. The sunlight has been used as a major material along with all others, be it hardwood or soft furnishing. The use of distinct chandeliers and artworks has been planted across the entire space to bring life to the built volumes.
